A new addition to LEGO's long line of Modular Buildings will be coming in just a few months time and we have further rumours about 2025s LEGO Modular Building. Less than two weeks ago we covered the first information about the next LEGO Icons model - 10350 which will include 3,266 pieces for a retail price of $229.99 / €229.99 / £199.99. And just like last year's Modular Building, we expect 10350 to also be released a month before the start of 2025 on the 1st of December 2024 covering a different type of building.
10326 Natural History was this year's LEGO Modular Building which, once it was released on the 1st of December 2023, became the biggest LEGO Modular Building yet. The 18+ model became the subthemes flagship set and has seemingly started a permanent move for Modular Buildings releasing in December rather than January - a smart move from LEGO to introduce a pre-Christmas launch window.
2025's LEGO Modular Building will be nowhere near as big as 10326 with over 800 pieces yet for a brick building that's expected to cover just one baseplate rather than two. This is also suggested by a much lower price than the beautifully designed Natural History building as 10350 will retail for $230 - the same price as our last 32 x 32 baseplate LEGO Modular Building of 10312 Jazz Club.
The identity of 2025s LEGO Icons Modular Building is the new information we have available as 10350 will be named Residential Townhouse becoming a brand-new corner building for the subtheme after 2022s 10297 Boutique Hotel. That set included exactly 200 pieces less, suggesting a very detailed and full-on build for 10350 Residential Townhouse that will likely display well with all the recent shops, hotels, restaurants and museums seen in the subtheme previously.
Once 10350 Residential Townhouse releases on the 1st of December 2024, not only will it become the third biggest LEGO Modular Building so far, but also the first Modular Building entirely dedicated to residential homes. We've seen plenty of living spaces in previous buildings before but Residential Townhouse will add a completely brand new living area to your LEGO city.
The Residential Townhouse could be built in plenty of different ways be the experienced LEGO designers. The building could have a traditional or modern architectural look, perhaps inspired by classic European or American cityscapes for example. A mix of brick-built facades with detailed window frames, doorways, and rooftops is likely to be included in 10350. We may even see some small balconies, wrought-iron railings, or even fire escapes included as elements common to urban townhouses seen around the world.
We also expect the brand new Modular Building to include a mix of different colours, complimenting each other well and adding to the colourful Modular collection. As usual, we'll see a small sidewalk in front of the Residential Townhouse complete with the iconic white lampost and possibly a bench, a couple of bushes and a bin. The sidewalk may also lead to small gardens in front of the townhouse.
For the interior of the Residential Townhouse, we expect three floors to be incorporated with the possibility of that third floor being an attic or an outdoor rooftop garden. We expect the likes of a living room and kitchen to be included with modern furnishings like sofas, chairs, a dining table, and a small workspace. Plenty of bedrooms are also likely to be included along with a bathroom complete with all the necessary LEGO-built plumbing elements.

Thank you very much; a very nice and informative article! I personally hadn't in mind that the modular will be a corner building, that's very logical since we often had two "normal" buildings between corner modulars! I am looking forward to getting the leaking pictures soon!
